IMPORTANT HOUSE & BUILDING RULES
Please review before booking. Avalon is a peaceful luxury residential community, and these rules help protect our guests, neighbours and property.
**REGISTERED GUESTS & ID**
All occupants must be registered with building security and provide government-issued identification. Building ID bracelets or access credentials may be issued. Only registered overnight guests may stay in the residence. Subletting is prohibited.
**VISITORS**
Maximum two registered visitors at any time for the entire residence. Visitors must be registered in advance with the property manager and may not remain overnight (10 p.m.–8 a.m.). Unregistered visitors may be refused entry by security.
**NO PARTIES / EVENTS / FILMING**
No parties, events, commercial photography or filming. This is a quiet residential retreat.
**QUIET HOURS: 10 P.M.–8 A.M.**
Please keep music and conversation at respectful levels. Excessive noise or disruptive behaviour may result in removal by building security.
**NO SMOKING OR VAPING**
The entire condominium property—including the residence, terraces, pools and amenities—is smoke-free. No cigarettes, cigars, vaping, hookah/sheesha, pipes or similar products. No illegal activity. Smoking detected inside the residence may result in a US$300 remediation charge.
**ELECTRICITY & AIR CONDITIONING**
Your stay includes a generous 35 kWh of electricity per day, sufficient for reasonable AC and household use. Usage above the allowance is charged at MXN$10/kWh. This is designed so that guests don’t leave for the day with windows and sliding doors open with the AC cranked -- mother nature will thank you too!
We recommend approximately 22 - 23°C for comfortable, efficient cooling. Please turn off AC, lights, TVs and music when leaving, and keep windows/sliding doors closed while AC is operating.
Thermostats use automatic Eco settings and occupancy sensors to protect the AC equipment and conserve energy. **Do not factory-reset thermostats.** A US$50 service charge per thermostat applies if professional reprogramming is required.
**LOCAL POWER / UTILITIES**
Puerto Vallarta can occasionally experience power fluctuations, outages, water interruptions, maintenance, construction or municipal works beyond the host's control. Avalon's backup generators serve essential building systems such as elevators and emergency lighting and do not provide full power to individual residences.
**FRONT DOOR SAFETY**
Strong cross-breezes can cause the front door to slam when terrace doors are open. Please use particular care with hands and children's fingers. Always lock the front door when leaving.
**MURPHY BED**
For safety, the third-bedroom Murphy bed may only be opened or closed by the property manager. Please do not operate it yourself.
**TERRACES**
Please do not hang towels or other items from balcony railings or store luggage/objects on the terraces. Exterior roller blinds are not available for guest operation; interior blinds and blackout curtains are provided.
**FURNITURE & HOME CARE**
Please do not move furniture. We continually refresh furnishings, artwork and housewares, so minor décor variations from photographs may occur.
Please remove outdoor shoes inside, avoid red wine or other highly staining beverages in the living room, take reasonable care with white linens/towels, wipe spills promptly, and close terrace/sliding doors whenever leaving the residence.
**SUPPLIES & CLEANING**
Starter quantities of toiletries, soaps, detergents and paper products are provided. Guests on longer stays should replenish personal supplies as needed.
Additional cleaning can normally be arranged Monday–Saturday, 9 a.m.–1 p.m for an additional fee with advance notice. For stays longer than two weeks, please ask about possible light weekly refresh cleaning.
**TV & AUDIO**
Three TVs offer streaming capability using your own accounts, and guests may connect to the JBL Bluetooth system. Please maintain respectful volume levels.
**SAFES & PERSONAL PROPERTY**
Each bedroom has a personal safe with a guest-selected four-digit PIN. Guests remain responsible for their belongings; the host, property manager and condominium administration cannot accept responsibility for lost, stolen or damaged personal property. Comprehensive travel/personal insurance is strongly recommended.
**BUILDING ACCESS & SECURITY CAMERAS**
Avalon maintains security cameras in common areas such as entrances, lobby, hallways, elevators and amenities. There are no host security cameras inside the residence. Building security controls access.
**MANAGEMENT ACCESS**
Occasional access may be required for necessary maintenance or service. We aim to provide at least four hours' notice whenever reasonably possible. Emergencies or building-management requirements may necessitate shorter notice. Staff will knock/ring before entry.
**AMENITIES**
Pools, hot tub, sauna, gym, elevators, gardens and other common facilities are managed by the condominium and remain subject to maintenance, temporary closure and building-management requirements. Guests must follow posted condominium rules and reasonable directions from building staff.
**DAMAGE / LOST ACCESS DEVICES**
Guests are responsible for damage beyond normal wear and tear to the residence or common areas. Please report accidents or damage promptly so we can help minimize the problem. Lost or damaged Keys, and / or remotes/electronic access fobs carry a US$290 replacement charge.
**WEATHER & UNFORESEEN EVENTS**
Tropical weather, hurricanes, earthquakes, storms, utility failures and other events outside the host's control can occasionally affect travel or use of the property. Comprehensive travel insurance, including trip-cancellation coverage, is strongly recommended.
**GENERAL RESPONSIBILITY**
Guests are responsible for their own safety, belongings and conduct and for damage caused by themselves or their visitors. Please respect neighbours, building staff and all posted condominium rules. Serious or repeated violations may result in termination of the stay and applicable charges.
